SEAI window grant eligibility depends on overall heat loss, says programme manager

The Sustainable Energy Authority of Ireland (SEAI) confirms that eligibility for its new €4,000 window grant is based on a property’s overall heat loss and wall insulation.

Earlier this year the Government announced tiered SEAI grants for airtight windows and doors: €1,500 for apartment owners, €1,800 for mid‑terrace dwellings, €3,000 for semi‑detached homes and €4,000 for detached houses.

How to check eligibility

SEAI Programme Manager Brian McIntyre explained on Lunchtime Live that only well‑insulated properties qualify. He advised applicants to use the SEAI website’s eligibility tool, entering the 11‑digit MPRN number from their electricity bill to receive an instant result.

If a property is ineligible, McIntyre suggested consulting a Building Energy Rating (BER) assessor to model required improvements, such as wall upgrades or additional insulation, before applying for the grant.

SEAI also offers grants for cavity‑wall insulation—both internal and external—and for attic work, allowing homeowners to combine grants for walls, roofs and windows as part of the broader retrofitting programme.

The Government aims to retrofit 500,000 homes to a B2 BER standard by 2030, using these grants to drive the transition.
