Planning permission has been granted for a development of 153 homes on Old Fort Road in Ballincollig.

O’Flynn Construction received approval from Cork City Council for three blocks of one‑ and two‑bedroom apartments, ranging from three to six storeys, together with a childcare facility. The permission was issued subject to 37 conditions, including a restriction on reserved parking spaces.

The project follows an original 2020 approval for 123 apartments and a crèche, which was challenged in the High Court by a local residents group. After a series of court decisions—including a High Court overturn, a Supreme Court reversal, and a ruling by the Court of Justice of the European Union in favour of O’Flynn—the developers submitted a new application.

O’Flynn lodged plans for 157 apartments in June, then revised them to 153 in September after concerns about daylight and sunlight. The revised scheme meets the almost 50:50 mix of one‑ and two‑bedroom units required under the updated Cork City Development Plan.
