Limerick property prices have increased by €10,000 over the past year, according to the MyHome Property Price Report for Q3 2026.
The median asking price for a home in the county is now €290,000, remaining flat over the quarter. Prices for three‑bedroom semi‑detached houses rose by €15,000 in the last year to €295,000, with a further €5,000 increase in the quarter.
In contrast, the asking price for four‑bedroom semi‑detached houses fell by €5,500 in the year to €359,500, yet rose by €7,000 over the quarter.
At the end of Q3 2026 there were 444 properties for sale in Limerick, a 4 % rise on the previous quarter, and the average time to reach a sale agreement is now just under three months.
Conall MacCoille, Chief Economist at Bank of Ireland, said the slowdown in price inflation, the increase in listings and a pick‑up in homebuilding are positive signs for homebuyers. Joanne Geary, Managing Director of MyHome, highlighted a widening gap between first‑time buyers and movers: first‑time buyer transactions are up 12 % year‑on‑year, while mover transactions fell 1.2 %. Mortgage lending reflects this split, with first‑time buyer loans up 6.6 % to 12,567 and mover loans down 4.1 % to 3,785, meaning first‑time buyers now account for three‑in‑four mortgages.
